Building in Calabasas

What's Different
Here

Calabasas is our home corridor, and it is a more particular place to build than its neighbors assume. The City runs its own plan check, the hillside parcels sit in mapped fire hazard areas that trigger fuel modification review, and the native oak canopy the city is named for is protected by ordinance that can reshape a site plan.

Then there is the layer most schedules forget: inside The Oaks, Calabasas Hills, Hidden Hills-adjacent tracts and the other gated communities, the association reviews your exterior design on its own calendar, and the City is not waiting for it. We have completed a full interior and exterior remodel inside The Oaks and plan around both calendars from day one.

  1. 01

Native oaks are protected by ordinance

Calabasas protects its native oak trees through a preservation ordinance covering removal and encroachment into the protected zone around a tree. On lots with mature oaks this constrains where a foundation, driveway or pool can go, and work in the protected zone needs its own approval. It is a site-plan input, not a landscaping afterthought.

  2. 02

The HOA review runs in parallel, not after

The gated communities here maintain their own architectural review of exterior design, materials and color. That approval is separate from the City permit and moves on the association meeting calendar. Sequencing the two is most of what keeps a Calabasas remodel on schedule.

  3. 03

Fuel modification and Chapter 7A on hillside lots

Calabasas parcels in mapped fire hazard severity zones require an approved fuel modification plan and Chapter 7A ignition-resistant construction (Class A roofing, ember-resistant venting, rated eaves and exterior walls), with defensible space verified at final inspection.

Calabasas Questions

Do you work inside The Oaks and the other gated communities?
Yes. We have delivered a full interior and exterior remodel inside The Oaks, including the association design approval, and we plan the HOA and City calendars together so neither one stalls the other.
How disruptive is a whole-home remodel if we are living there?
We put owners on a fixed decision calendar, with selections due on dates you can see, and give a weekly written update against a written schedule. Clear sequencing is what makes an occupied remodel survivable.
Are you licensed for ground-up construction, not just remodels?
Yes. CSLB license #1055448 is a Class B General Building Contractor license, which covers ground-up custom homes as well as remodels and rebuilds.
