Westlake Village is one address and two counties. The city itself sits in Los Angeles County, while the communities immediately west across the line are in Ventura County and Thousand Oaks: different building department, different fire agency, different review. Owners regularly arrive with a set of assumptions borrowed from the wrong side of the line.

Confirm which jurisdiction your parcel is in first

Properties inside the City of Westlake Village go through city plan check in LA County with LA County Fire. Parcels just west across the county line answer to Ventura County or Thousand Oaks instead. This determines your plan check, your fire review and your timeline, and it is the first thing to establish.

Hillside and canyon lots are an engineering problem

Canyon-view parcels bring grading, retaining, drainage and foundation design to the front of the project. Geotechnical findings can change the structural scheme, so the soils work belongs early rather than after a design is locked.

Fuel modification and association review

Parcels in mapped hazard areas need an approved fuel modification plan, and the gated tracts here run their own exterior design review on an association calendar that is independent of the City.
